MIROMAR LAKES — Arthur Rutenberg Homes/Lyons Housing LLC has started construction on a new luxury Golf Estate Villa in the Villa d’Este neighborhood at Miromar Lakes Beach & Golf Club, the No. 1 Community in the USA. The single-family model will offer three bedrooms, three bathrooms and a great room within 2,554 square feet of air-conditioned living space and 3,621 total square feet.
Situated adjacent to Miromar Lakes Golf Clubhouse, Villa d’Este emphasizes a ‘golf-and-go’ lifestyle with lawn and landscape maintenance provided. Each of the 12 home sites overlooks a large fountained lake layered with views of fairways and greens, including the 18th hole of Southwest Florida’s only Arthur Hills’ Signature Championship golf course. Golf Estate Villas are also offered by Randall Mitchell Custom Homes.
The new Arthur Rutenberg model will showcase views throughout its main interior and outdoor spaces — from 10-foot sliding glass doors in the great room and casual dining room and from the wraparound lanai and alfresco cabana designed without view-blocking columns.

The villa emphasizes an open floor plan combining the great room, kitchen and casual dining room into a large entertainment area. The large expanses of sliding glass fully pocket to meld indoor and outdoor areas, Lyons said. Zero-corner doors open two sides of the dining room to the alfresco area and pool deck.
The model’s custom pool will feature a sun shelf adjacent to a privacy wall and sheer descent waterfall.
The golf villa will be designer furnished and feature beamed ceilings in the great room and kitchen, a TV niche in the great room wall, granite bathroom vanity countertops, and custom kitchen cabinetry.
The kitchen will offer stainless steel Monogram appliances, including a French-door refrigerator, six-burner professional range top and an oven tower with a convection oven and separate microwave oven. The room will also have an oversized freestanding island and a walk-in pantry.
The generous size of the private master suite includes a sitting area. The suite also offers an oversized walk-in closet and a linen closet, tiled shower with a bench and his-and-her vanities in the bathroom.
The two guest suites are designed for king-size beds and have full bathrooms.
Standard features in Arthur Rutenberg’s Villa d’Este homes include porcelain tile flooring throughout, energy-efficient appliances and insulated impact-resistant windows and glass sliders.
The newest Golf Estate Villa model is expected to be completed in June 2019. It will be fully furnished and priced at $1,299,200.
The model represents one of six floor plans Arthur Rutenberg recently introduced in Villa d’Este. The home builder is planning a second unfurnished model.
